Seriously, the Serendra development has a resort-like ambiance ... lots of greenery, nice landscaping, high ceiling at the lobby/lounge area...In short, a very relaxing environment...

Ascendas Tower and the Bonifacio E-Services Building are two (2) office buildings which are being constructed within the Crescent Park West Area in Bonifacio Global City (BGC).  Another building which is being constructed within the Crescent Park West area is the Net Plaza Building - which is  right beside the Bonifacio Technology Centre.

Picture below is the ongoing construction of the Ascendas Tower.  The other construction (with those steel bars above the ground) is the Bonifacio E-Services Building with Ayala Land, Inc. as Developer.

I passed by the site of the Shangrila Hotel development at BGC this afternoon and these signages are already posted....

As you can see, the Shangrila hotel at the Fort will be ready by 2011.  With this development, expect real estate property prices to be on the upward trend at the BGC.

In my previous blog, I shared with you the future development at the West side of the City Center at Bonifacio Global City (BGC) - specifically the development of the 6-Star Shangrila Hotel and the unified Philippine Stock Exchange.

This portion of the City Center has a sentimental value, because I used to walk this path ... from Burgos Circle, I'll cross the street and I'll pass the paved pathwalk where the future Science Museum (aka &quot;Mind Museum&quot;) will be constructed...&quot;jump over&quot; this abaca rope which was used to enclose the parking lot nearby...  cross the man-made pathway (read: not cemented) - which has a muddy portion (Yes, may kahoy doon na apakan, para hindi ka lumubog sa putik! Kabisado ko yun, kasi lumubog na ako doon!  ha ha !)  - and see the Adidas Sports Camp at the right side.  Straight ahead was the previous site of the &quot;Sundial&quot; (which was already transferred to a street near the Singapore Embassy).  

Picture below is the Burgos Circle. Kensington Place is at the back.

Below is the future location of the Mind Museum.

So starting from the corner of Fifth Avenue corner Bonifacio High Street is a wide and paved pathwalk leading to the food and retail establishments along Bonifacio High Street.  Eventually, this portion of the Bonifacio High Street will be extended by 500 meters and will be the future site of high-end retail establishments.  :-) 

Picture below is the &quot;undeveloped&quot; portion of the Bonifacio High Street.  This 500 meter stretch will be developed and will be lined with high-end retail establishments . Perhaps Gucci? Louis Vuitton? Chanel? The possibilities are endless!

The Adidas Sports Camp was one of the &quot;old&quot; structures at Bonifacio Global City (BGC).  The structure was demolished to give way to the future development of this Shangrila Hotel and Philippine Stock Exchange Building.

            <description>For the past months, there has been a continuous increase in prices of construction materials.  Thus, ALL Developers have adjusted their selling prices as well. 

Ayala Land has already adjusted their prices by 5-6% (for The East Tower at One Serendra).  Community Innovations, Inc. will adjust their price by 2.5% this coming July (for The Red Oak project). 

Vista Land (of which Brittany is the high-end brand) will be increasing prices by 5-10% for all projects.  Brittany's condo development, Avant at the Fort, will have a price increase this first week of July.

Megaworld will also be increasing prices by 10-20% this year. 

So for those who have been contemplating on buying a property, I suggest that you do it NOW.

I attended a briefing of the Fort Bonifacio Development Corporation (FBDC) this morning and several exciting developments within the Bonifacio Global City (BGC) were highlighted.  

1) Groundbreaking of the 60-storey 6-Star Shangrila Hotel development will be this July 3, 2008.  

At the moment, the area is being cleared.   In fact, the Adidas Sports Camp Building is being demolished.  

Just to give you an idea on the location of the Shangrila Hotel Development and Philippine Stock Exchange (PSE) Building ...

The fenced area is the Shangrila development.   And just below the fenced area will be the location of the Science Museum (the area where you see 4 rows of trees).

2) The unified Philippine Stock Exchange (PSE) Building  - Groundbreaking of the PSE Building will be Dec 2008-Jan 2009.  Turnover date is December 2012.

3) The Science Museum - (aka The &quot;Mind&quot; Museum) will be built towards the Crescent Park West area.   Said Museum will be designed by Lor Calma.  Specifically, FBDC's vision is to have a Museum similar to the Singapore Science Museum.  

At the moment, there is still no definite timetable for the construction of the Museum. 

4) There will be parks within the Shangrila and PSE development.  

5) High-end retail establishments will line certain areas within the development. 

6) The Bonifacio High Street, a commercial strip, will be further extended by 500 meters.  This will be lined with high-end establishments also.

7) There will be a &quot;pedestrian highway&quot; on the entire stretch of Bonifacio High Street.   

8) FBDC is encouraging the development of more office buildings within the BGC area.  (Hopefully, this will be answered by the Net Group which won the bidding of the Big Delta lot at BGC.) 

With all these exciting developments, BGC is really poised to be the NEW Central Business District.

            <description>Hello Clients and Friends!

Two (2) weeks ago, while waiting for a client at one of the condos at Bonifacio Global City, I witnessed a family alight from their vehicle.  There were two (2) elderly folks - the Lola (ie, grandmother) who is in a wheelchair and the Lolo (ie, grandfather) who can still walk, but has to be assisted by another family member.

The condominium has no handicap ramp and rails, therefore two (2) family members have to lift the wheelchair above those 3 steps!  This sight moved me because I saw the discomfort of all the family members.
 
I just remembered that I mentioned in a Businessworld interview  that there were very few condominiums which have ramps for disabled people.  Hopefully, developers will incorporate in their building design the needs of the elderly and the disabled.  

Ever since this happened, I have been on the look out for handicap ramps and rails within a development.   In effect, para akong police! 

For the commercial zones at Bonifacio Global City (BGC), these have already been implemented at the Shops at Serendra and Bonifacio High Street. Thank you!

This ramp is right in front of Fully Booked.  Yes, Lolo and Lola and other physically challenged members of the family can enjoy the sights here...  Pwedeng-pwede silang gumimik...  

I have to come back one of these days and check if the restaurants here have access ramps.

One condo development, Bonifacio Ridge, has access ramps and handicap rails at the building entrance.  This is also present at the amenity area.  

I took this picture at the amenity area of Bonifacio Ridge.

Finally, I took a picture of this condo development which does not have these access ramps.  Since this is only one step, one solution is to make a smooth gentle slope for this portion.

Developers, architects and interior designers should incorporate these access ramps and rails especially in the common areas of a building  (ie, building entrance, parking area, common hallways, amenity area).  

It's so easy to incorporate these details in your building design - just think of your Lolo, Lola, a parent, a beloved spouse..  a loved one.

At the moment, there are several buildings which are being constructed at the Bonifacio Global City (BGC): Net Quad, Net Plaza,  Ascendas Tower, Bonifacio E-Services Building, One Global Place.  

Fort Legend Towers and Marajo Tower will be finished this year.  

Except for Marajo Tower, the rest of the office buildings are geared for the Business Process Outsourcing (BPO) companies. 

BTW, BGC will be the new address of the unified Philippine Stock Exchange Building which will start construction end of the year and will be finished by 2012.

When a writer from Businessworld, a Philippine-based business newspaper, interviewed me regarding major industry trends in the real estate industry, I mentioned the rise of the &quot;green architecture&quot; concept in building designs.  &quot;Developers will look closely at the environmental issues concerning the building design: looking into the airconditioning of the buildings, water recycling in a condo development, building designs which could maximize natural light-thus saving energy.&quot; (Source: Businessworld, Breaking More Grounds, written by: Bernice Marie Bernida, May 22, 2008). 

&quot;Green architecture/design is a term used to describe economical, energy-saving, environmentally-friendly, sustainable development. These resources explore the relationship between architecture and ecology, and show how you can use concepts of green design in your own home.&quot;  (Source: www.about.com).  

One of the first developers which adopted the &quot;green architecture&quot; concept is Brittany Corporation, specifically, for its Avant at the Fort project.

Here are some details which will be implemented in the Avant condo project:

1) The orientation of the Avant building was carefully studied to take advantage of the surrounding shade. 

&quot;Avant takes advantage of surrounding shade, protecting the condos from both morning and afternoon sun.&quot; This means lesser power/electric consumption to cool the condo unit.

2) Tall and wide picture windows will be used to maximize the use of natural light. Again, this translates to savings in electricity costs.

3) Glass windows to be used in the building are heat reflective, thus lesser airconditioning costs for the building. 

4) There will be cross ventilation in all floor levels, providing a cooler environment within the building. 

Adopting the &quot;green architecture&quot; concept is a win-win situation for all concerned parties. The Developer and the unit owners can help protect the environment by using less energy.  Everyone will be happy because this translates to cost savings in the long run.  For the unit owner, cost savings will be manifested through lower condominium dues (through efficient use of energy in the common areas) and lower electric bills! :-)

            <description>For families who are relocating to the Bonifacio Global City (BGC), there are now several educational institutions within the area: The International School, British School and Japanese School.  

There are also schools which are offering college degrees like the Global City Innovative College and the STI College.   STI College which used to hold classes in one of the buildings located at the &quot;Forbestown&quot; area within the BGC is currently constructing its own building along 32nd Street, BGC.   (However the lot, is under a long-term lease.)
